As a Property Seller with GO Flat Fee Realty, there are two options. Option 1. You determine the price of your home, take requests for information, and show the property to potential buyers. Option 2. While keeping you informed on each contact, Go Flat Fee Realty will answer your sales calls, set the appointments, and show the buyer your property. In this case when Go Flat Fee Realty makes the sale for you, we will have earned the buyer broker commission you offered in the MLS. At your closing, from the commission earned, we refund the full amount you have paid for your marketing/listing plan.

One of the main benefits of listing your property in the MLS, is in putting the over 1,500+ local real estate agents in Hinds, Madison, and Rankin Counties to work for you. We post your listing to the MLS along with  the % amount you are willing to pay a buyer's broker.

So that you will be competitive in this market.  We recommend you offer 3% to 3.5% commission to any broker who brings the ready,willing and able buyer for your property. The buyer's broker commission you decide to offer, is soley your choice.

GO Flat Fee Realty  does not charge LISTING COMMISSION! You only pay a Flat Fee for your Selling/Marketing Plan and the services you need to successfully get your sale to the closing table. To get started you will need to fill out a property profile and listing agreement. Instructions are given on goflatfeerealty.com and how to upload the photos of your home. Once listed on the MLS, agents and buyers will call you directly to set up showings. Your active listing and property information will be syndicated to other major websites within 24 hours of the completion of your Listing Documents. Why should I list with you?

Our service has many unique benefits. We are one of the only flat fee companies in Mississippi that are members of the Jackson Association of REALTORS®, the MLS and the National Association of REALTORS®. We are located, here in your in your market for over 21 years! Your broker is easy to reach by phone, fax, email or text. You will be working directly with a consecutive MultiMillion Dollar Producer and local REALTOR® not an out of state, national referral service like many on the internet. We are also easy to work with and generally very nice people.

What is the MLS?

The MLS or multiple listing service is a group of brokers that have gotten together to cooperate and facilitate the sale of real estate. Today they share these listings via a database that can be accessed only by members of the MLS. Why list on the MLS?

Figures vary, but approximately 80-94% of all properties are sold through an MLS listing. Research has shown that properties listed on the MLS sell faster and for a higher price than properties sold "For Sale by Owner".

Who will see my listing?

You get the best of both worlds. 1,500 + REALTORS® in central Mississippi will have access to your listing through the MLS. Simply put, Go Flat Fee Realty puts your listing where the buyers are.

Does GO Flat Fee Realty get any commission?

For our flat fee MLS listings there is NO listing commission. We charge only a flat fee for our MLS Marketing /Selling Plans as follows; *3 month Basic MLS listing plan, $399., ** 6 month Deluxe MLS listing plan $699., ***Listed until it sells! Premier MLS listing plan $995.( best value). ***Our Full Service Package is designed for those on the go, who do not have time to manage their Listing. (See details of all listing plans under the selling tab). Many other services have some type of back end commission at closing to the listing broker. At this time, we do not.

How much commission is offered to a buyer's broker?

The most common commission offered is in the range of 3%.

Who sets the commission?

You, the seller, sets the commission. GO Flat Fee Realty offers the commission to the Buyer's Broker through the MLS. The commission we offer to the buyers broker is your decision.

How do brokers know that I am offering a commission?

The commission offered is posted to the MLS. All brokers know what you are offering by looking at your MLS listing.

Can I use my "For Sale by Owner Sign"?

Sorry but no, you risk confusing real estate agents. When an agent sees a "For Sale by Owner" sign they start to wonder if your home is really on the MLS and whether they will get paid. Some of our clients have lost showings from using a "for sale by owner" sign. We will provide you with our Yard Sign for no charge, Our Yard sign is designed to attract attention and includes the REALTOR® and MLS logos.

How will buyers contact me?

In the MLS, under showing instructions, it will direct all REALTORS® to call your phone number. However, the MLS will not give seller or showing information to any other website. On Realtor.com, and others it will prominently display whatever brokerage company that you list with. At your request we redirect any and all calls about your property to you the owner/seller. This gives you the best opportunity to sell your own property and pay 0% commission.

What is the 2004 law regarding offers?

As of 2004, the listing broker must accept and present all offers that come in for their client's property. We comply with that law.

Can I cancel my listing at any time?

Yes. You can cancel at any time. There are no cancellation fees. We also provide Full Service Listings if you decide you need more help.

How soon can I get listed?

We post the listing to the MLS the same day we receive it from you. We guarantee it will be up within one business day.

If I sell to a buyer that is not associated with an agent, do I still have to pay a commission?

No. As long as the buyer has not used a licensed agent to find your property, there will be no commission.

Listings reach the greatest proportion of potential buyers shortly after they reach the market.  If a property is dismissed as being overpriced early on, it can result in later price reductions.
